Real estate problems are often more than transactional paperwork problems. A person in possession of land may have an unmarketable and unsellable property without knowing it, until the title defect stops a sale and prevents its financing.
A title defect may begin with a tax sale, a broken chain of deeds, unknown heirs, or adverse possession over an extended period. The cure may require a quiet-title action, an equitable partition action, judicial or nonjudicial foreclosure, a declaratory judgment, deed reformation, property line adjudication, or injunctive relief.

David Basil is the principal of Basil Law Group. He has practiced law in Georgia since 1995 and South Carolina since 1994. His background combines legal training, engineering education, public-law experience, teaching, and scholarship in land use and property-related law.

He has served as contributing faculty at Walden University, an adjunct professor at the University of West Georgia, and a lecturer for the University of Georgia’s Carl Vinson Institute for Local Government Studies.
His published work includes writings on land use, land development, planning and zoning, judicial decision-making, local-government liability, and related legal subjects.
